High density, full-service towers, close to the main private hospitals. Ideal for those who want complete services within reach.
San Francisco
Quieter, residential, well connected. A good balance between quality of life and urban accessibility.
Costa del Este
A planned business district with family infrastructure. Excellent for those who work and have children.
Casco Viejo

01 Tax and legal structure
Before looking for a property, you need to know in whose name to buy and how your taxation is set up. This step comes before everything else.
02 Preliminary agreement and title search
Promise-to-purchase agreement and title search at the Public Registry. Done with the right professionals, it is a straightforward process.
03 Public deed and registration
Buying before having the structure in order is the most expensive mistake we see. It is not a matter of weeks; it is months and thousands of euros to correct the wrong sequence.

The transition for children is easier than you expect.

Panama has a well-developed private school sector: bilingual and international schools with American, British and IB curricula. The expat community is large. The climate and outdoor life do the rest.

Private healthcare is concentrated in Panama City. Private medical insurance is the standard for expat families, and the costs are genuinely within everyone’s reach.

1st Choose the neighborhood
First of all. It defines the schools within reach, the quality of daily life and access to healthcare.
2nd Then choose the school
Waiting lists, curricula, distances. It is analyzed after deciding where to live, not before.
3rd Then sign for the property
Only at this point does it make sense to commit to a property. The sequence is this one, not the reverse.

Banking Basics

Opening an account in Panama is possible. But it is not automatic.
